Buyers hire someone who read the brief, can do the file, and will say so in a short note. A brochure pasted onto their own paragraph is a tell.
I will not ship a bid that sounds like a brochure. The buyer already has the brief. They need to hear that Chris read it, can turn the dump into a workbook, and will say when and for how much. No login. Send the file.
Pasting their own paragraph back at them is a tell. It says template. The owner is involved. The copy should sound like it.
